    Alpine Ski Property Prices Reach New Heights

    The dream of owning a ski home in the Alps has become more costly than ever. A recent UBS study, 'European Alpine Property Focus', shows that ski properties across the Alps have significantly increased in value since the COVID-19 pandemic. This surge is attributed to changes in lifestyle preferences, limited property availability, and the lasting appeal of Alpine getaways. The report analyses 34 major ski resorts across France, Switzerland, Austria, and Italy, revealing that owning a second home in these areas has become a symbol of status.

    The UBS study focuses on three main aspects: price levels, price growth, and market size. Swiss ski resorts dominate in terms of price, while French resorts offer the largest markets. Price growth varies significantly across the four Alpine countries, with some areas experiencing increases of over 5% per year in the past five years. Notable growth was seen in Cortina d'Ampezzo, Italy, possibly due to the upcoming 2026 Winter Olympics, and in Schladming, Austria. Switzerland's Andermatt showed significant growth, potentially influenced by Vail Resorts' acquisition, while France's Val d'Isère recorded the highest growth rate among French resorts.

    The study identifies 13 of the most exclusive ski resorts based on the minimum price for second homes. Swiss destinations like Engadin/St. Moritz, Verbier, and Zermatt top the list with the highest prices. French resorts, including La Plagne–Les Arcs and Val Thorens, lead in market size, each boasting nearly 9,000 second homes. Austrian ski resorts, generally smaller and more secluded, offer some attractive entry-level prices for those seeking a ski property in the European Alps. These findings highlight the diverse options available in the Alpine ski property market, from ultra-luxury Swiss chalets to more accessible Austrian retreats, catering to a range of budgets and preferences in the world of ski resort real estate.
